Window compliance

Both the Planning Scheme - in particular RESCODE and Building regulations emphasise the importance of window design and sill heights to mitigate overlooking onto neighbouring properties.

There are a few design solutions.

If the window overlooks the secluded open space or habitable windows of  neighbours  adjoining property or another unit within a townhouse/dual occupancy development,

  1. one can design for:a 1700 high sill height
  2. have any portion of the glazing below 1700 sill height as obscure/frosted glass with 25% transparency
  3. provide a screen to 1700 height from floor level  with 25% permeability
  4. provide awning windows with obscure glazing and openable to maximum 125 mm

These measures will prevent overlooking on the privacy of others.
